Program Introduction
The Greek Investment Residence Permit Program was launched in 2014. The applicant can obtain permanent residence status in Greece by purchasing Greek real estate of more than 250,000 euros, and the applicant's family members (spouse, children, both parents of the applicant and spouse) can obtain the status. The investor does not need to reside in Greece in order to retain the Golden Visa status. This status also gives the right to reside and work in any of the 29 countries of the European Union after passing the assessment.
Greece's New Home Purchase Immigration Bill
- All commercial to residential projects, as long as the completion of the “commercial to residential building permit” can start to apply.
- “Commercial to residential” projects do not have any limit on the number of square meters, and can be traded freely.
- “Commercial to residential” property shall not be used for “short-term rental”, short-term rental definition: 60 days of the rental period of a property leasing period of not less than 60 days, and the property shall not be short-term rental in Airbnb, booking and other websites, allowing the property to be sublet to the company for a long time. - Purchase of “industrial to residential” projects must strictly comply with the requirements of the floor height and residential bill, and the factory needs to be vacant for 5 years.
- If the customer resells the property later (as long as the building is a commercial property for the first time), the second buyer can also apply for the status.
Application Requirements
- August 2023
- Greece’s price hike policy is released, with prices increasing to 500,000 euros for the Athens area in the center of the city, as well as for parts of the north and south.
- September 2024
- Minimum purchase value set at 800,000 euros for Athens Attica Region, Thessaloniki Region in Central Macedonia, Mykonos in the South Aegean Region and islands with a population of more than 3,100 according to the most recent census; the rest of the regions outside of the above mentioned areas increase in price to 400,000 euros threshold.
- For 250,000 euros, it is possible to buy a property that has been converted from commercial use to residential use without limiting the area [referred to as the “commercial to residential” program].
